2026 Flipping Houses in Mississippi: Key Stats for Investors

2026 Flipping Houses in Mississippi: Key Stats for Investors

Flipping houses in Mississippi in 2026: thin ATTOM margins, $278K median, costly coastal insurance and no transfer tax, from Jackson to the Gulf Coast.

2026 Flipping Houses in Mississippi: Key Stats for Investors

Mississippi is a cheap state to buy in and, right now, a hard state to profit in. ATTOM's Q1 2026 numbers put the typical Mississippi flip at a 6.1% gross ROI and $13,729 in gross profit, down from 15.6% and $29,650 a year earlier, against a 21.5% national margin in Q2. A longer 12-month view is kinder, but either way the state is a deal-by-deal market, not a ride-the-trend one.

Here's what the 2026 data says, and where the spreads still exist.

Mississippi House Flipping in 2026 at a Glance

  • National flip margin: 21.5% typical gross ROI and $60,526 typical gross profit in Q2 2026, down from 27.6% and $71,000 a year earlier (ATTOM)
  • Mississippi flips (quarterly): 225 flips in Q1 2026, a 7.1% flip rate, $13,729 typical gross profit and a 6.1% gross ROI (ATTOM)
  • Mississippi flips (12 months): about 730 in the year to July 2026, 42nd among states, with a 22.2% average gross ROI, about $50,000 gross profit and 179 days to flip (BatchData)
  • Statewide median price: about $278,000 in June 2026, up 3.0% year over year (Agent Pronto)
  • Inventory and pace: 4.8 months of supply, active listings up 10.1%, and 49 median days on market, three days slower than a year earlier (Agent Pronto)
  • Property tax: about a 0.58% effective rate, and no state transfer tax (Tax Foundation, DeedClaim)

Why Mississippi Margins Are So Thin

The two data sets disagree on how bad it is, and the difference is worth understanding. ATTOM's quarterly snapshot shows a 6.1% gross margin, among the weakest of any state in Q1. BatchData's 12-month average is 22.2%, close to the national number. A small state sample swings a lot from quarter to quarter, so read the truth as somewhere in between, and falling.

What's squeezing the spread:

  • Low prices cap dollar profit. When the median is under $280,000, even a solid percentage spread produces a small check, and fixed costs like closing, permits and a roof eat a bigger share.
  • Inventory is building. Listings are up about 10% and homes are taking longer to sell. That gives you negotiating room on the buy, but your resale buyer has more choices too.
  • Coastal insurance is surging. Wind coverage drives premiums in south Mississippi, and coastal rates were set to rise 16% starting January 1, 2026 because of windpool changes.

The practical upshot: in Mississippi, run your numbers on dollars, not percentages. A 20% gross ROI on a $120,000 buy may not cover a rehab and a six-month hold.

Where to Flip in Mississippi: Metro by Metro

Median prices below are Redfin figures for early or mid 2026. They vary by source and window, so pull comps for the specific street.

Jackson

Jackson has the most momentum of the larger metros. Redfin put the Q1 2026 median at $270,967, up 5.3%. The metro numbers are lifted by suburbs like Madison and Rankin counties, while much of the city itself trades far lower. That split is the opportunity and the risk: cheap city acquisitions can show huge percentage spreads, but resale demand and appraisals are thinner. Know which side of the line your comps come from.

Gulfport-Biloxi

Gulfport and the Coast saw a January-June median of $257,061, up 2.8%, with sales down 2.5% and active listings up 6.0%. The swing factor here is insurance. NerdWallet's sample policy runs about $7,920 a year in Gulfport and $7,875 in Biloxi, and very few admitted carriers write wind coverage near the water. Get a quote, and your buyer's likely quote, before you offer.

Hattiesburg

Hattiesburg is a steady university and medical town with a January-June median of $265,355, up 2.2%, and about 47 median days on market. Volume is small, around 123 sales in Redfin's mid-year count, so a few comps can move your after-repair value a lot. Underwrite conservatively.

Southaven and DeSoto County

Southaven and the rest of DeSoto County are the Memphis suburbs, and among the priciest housing in the state. One brokerage tally shows a $284,900 median sold price over the six months to August 2026, across 323 closings. Newer suburban stock means lighter rehabs and more cosmetic flips, which also means more competition from builders and retail buyers.

What a Mississippi Flip Costs in 2026

  • Financing: Hard money typically runs about 9.5% to 13% plus 1.5 to 3 points. Your resale buyer faces a 30-year mortgage around 6.7%.
  • Insurance: Statewide estimates range widely, from about $3,353 to $4,445 a year depending on the sample policy, well above the national average either way. Inland homes are manageable; coastal homes can double that.
  • Property taxes: Low, at about 0.58% effective. Flips don't qualify for the homestead exemption, so budget the non-homestead bill.
  • Transfer tax: None. You'll pay county chancery clerk recording fees, commonly $25 for the first five pages.
  • Closing: Mississippi closings typically run through an attorney, with flat fees often around $750 to $1,250. Add agent commissions on the sale.

Check your deal with Frontflip's Mississippi rehab cost estimator and Mississippi seller net sheet before you commit.

Mississippi Rules Flippers Should Know

  • Remodeling over $10,000 needs a licensed contractor. The State Board of Contractors requires a residential remodeler license for remodeling and repair work over $10,000, and a residential builder license for new homes over $50,000 (Housecall Pro). Most flips cross that line.
  • Seller disclosure applies when an agent is involved. If you list with a licensed broker, you must give the buyer the Real Estate Commission's Property Condition Disclosure Statement. Disclose the work you did, and keep permits and invoices.
  • No wholesaling-specific statute found. Unlike neighbors Louisiana and Tennessee, Mississippi's license law compilation revised in August 2025 has no wholesaling section. Assigning contracts you've signed is generally treated as legal, but marketing other people's property can still cross into unlicensed brokerage, so check with a Mississippi attorney.

2026 Outlook for Flipping Houses in Mississippi

Expect a slow, buyer-leaning finish to 2026. Prices are rising about 3%, inventory is growing and homes are sitting a little longer, which helps you buy and hurts you sell. Margins look likely to stay below the national average, so the winning Mississippi flip in 2026 is a deep-discount purchase inland, with a tight rehab budget, rather than a coastal or cosmetic play. Jackson's suburbs and Hattiesburg look steadiest; the Coast only works if the insurance math does.

Key Takeaways

  • ATTOM's Q1 2026 Mississippi gross margin was 6.1%, among the lowest in the country; BatchData's 12-month figure is 22.2%.
  • Dollar profits are small, so budget fixed costs carefully and avoid thin deals.
  • Coastal insurance is the biggest local risk, with wind premiums rising in 2026.
  • Low property taxes and no transfer tax keep holding and selling costs down.
  • Use a licensed remodeler for jobs over $10,000 and disclose your work.

Frequently Asked Questions

Is flipping houses in Mississippi profitable in 2026?

It can be, but margins are thin. ATTOM's Q1 2026 data showed a typical gross profit of just $13,729, so profitable Mississippi flips depend on buying well below market and controlling rehab costs.

What is the best city to flip houses in Mississippi?

Jackson's metro had the strongest early-2026 price growth at 5.3%, and Hattiesburg is a steady, lower-competition option. The Gulf Coast has demand but much higher insurance costs.

Do you need a license to flip or wholesale houses in Mississippi?

You don't need a real estate license to buy and resell your own property, and we found no wholesaling-specific statute. You do need a licensed residential remodeler for work over $10,000.

How much does it cost to flip a house in Mississippi?

Beyond the purchase and rehab, plan for 9.5% to 13% hard money, insurance of roughly $3,000 to $4,500 a year inland (more on the Coast), property taxes near 0.58%, attorney closing fees and commissions. There's no transfer tax.
