Summary of recent changes (October 12, 2026):
- Added an “Investor Profile Information” section describing the financing-related information You may choose to provide (such as Your legal name, legal entity, self-reported credit score, investment history, and citizenship status) and how We use, protect, and retain it.
- Added a “Financing Requests and homebldr” section explaining that this information, together with property and loan details, is shared with homebldr Inc. only when You submit a term sheet request, and that We may be compensated by homebldr if a loan is funded.
- Clarified that Investor Profile Information and Financing Request Information are never included in Property Reports, never redistributed for marketing, never included in usage statistics, and never sold.
- Updated the “Access to Information by Third Parties,” “Data Retention,” “Security,” “Opt-Out Rights,” “Children,” and “Changes” sections accordingly.
This privacy policy (“Privacy Policy”) governs your use of the web and mobile software application Frontflip, as well as the use of the Frontflip application programing interface (collectively, the “Application”), created and maintained by Frontflip LLC (“We”, “Us” or “Our”).
The Application collects and stores personally identifiable information you provide as part of the account creation and management process, including, but not limited to, your name, email address and social network access tokens (“Personally Identifiable Information”). We may use the Personally Identifiable Information you provide to contact you from time to time with news, important updates, required notices and marketing promotions. To the extent required for payment processing, Personally Identifiable Information may also be shared with the third party service(s) engaged by Us for the processing of payments. Investor Profile Information and Financing Request Information are described separately below and are subject to the additional limits stated in those sections.
The Application may collect and store non-personally identifiable information you provide as part of the normal use of the Application, including, but not limited to, real estate property description and photographs, investment property selection criteria, and other Application settings (“Non-Personally Identifiable Information”). We may use the Non-Personally Identifiable Information you provide, in aggregate (not user level), to provide Us and Our affiliates, partners or other third parties with Application usage statistics. We may also use this information to help Us troubleshoot any issues related to your use of the Application. Non-Personally Identifiable Information does not include Investor Profile Information or Financing Request Information.
If You choose to use the Term Sheet Generator or other investment financing features of the Application (“Financing Features”), You may provide, and We will collect and store, the following information about You (“Investor Profile Information”):
- Your full legal name;
- the name, type (for example, LLC, LP, or corporation), and state of formation of any legal entity You use for investing;
- Your estimated credit score or credit score range, as self-reported by You. We do not obtain Your credit report or credit score from any credit bureau;
- Your real estate investment history, including fix-and-flip and rental experience and the number of investment properties You own;
- Your citizenship status; and
- Your stated investment plans, such as ownership status and intended exit strategy.
Providing Investor Profile Information is optional. It is required only to submit a financing request, and declining to provide it does not affect Your use of the rest of the Application.
We use Investor Profile Information only to (i) prepare and submit financing requests that You initiate; (ii) prefill future financing requests so You do not have to re-enter it, subject to Your review before each submission; (iii) communicate with You about requests You have submitted, such as confirmations, status updates, and support; and (iv) comply with law, protect Our rights and the safety of others, and prevent fraud.
We do not use Investor Profile Information for advertising or marketing, do not include it in Property Reports, do not include it in usage statistics (in aggregate or otherwise), and do not sell it. We do not share it with anyone except (a) homebldr, when You submit a financing request as described below; (b) service providers that host or process data on Our behalf under confidentiality obligations; and (c) as described in items (i) through (iii) of the “Access to Information by Third Parties” section.
You are responsible for the accuracy of the Investor Profile Information You provide and may update it at any time.
Financing Requests and homebldr
“Financing Request Information” means the property and loan details You review or edit in the Financing Features, such as the property address, estimated value, purchase price, estimated rehab costs, after-repair value, investment strategy (for example, fix-and-flip or rental), loan type, and financing preferences.
When information is shared. We share information with homebldr Inc. (“homebldr”) only when You select “Get custom term sheet” (or a similarly labeled submission button) in the Application. Viewing loan previews or estimates does not share any information about You with homebldr.
What is shared. When You submit a request, We send homebldr Your Investor Profile Information, the Financing Request Information for that request, and Your contact information (Your email address and phone number). homebldr is an independent company that provides real estate investment financing through its network of capital partners.
homebldr’s use of Your information. Once received, homebldr’s use of Your information is governed by homebldr’s own Privacy Policy and Terms of Service, not this Privacy Policy. homebldr may contact You directly and may share Your information with its capital partners to obtain financing terms for You. We do not control, and are not responsible for, homebldr’s handling of Your information.
What to expect. After You submit, We will email You to confirm Your request was sent, and homebldr will contact You by email shortly after.
Each request is separate. Saved Investor Profile Information is used to prefill future requests, but nothing is sent to homebldr until You review it and submit again.
Compensation. Frontflip may receive compensation from homebldr if a loan is funded as a result of Your request.
Records and deletion. We keep a record of each submission, including the date, the information shared, and the version of this Privacy Policy in effect, to document Your authorization and support You. Deleting Your information from Frontflip does not delete information already shared with homebldr; to request deletion from homebldr, contact homebldr directly.
Property Reports and Sharing
“Property Report” means a property research report generated through Your use of the Application, including property descriptions, market data, generic research questions and answers, and any custom questions and answers You submit through the Application. Property Reports do not display Your name, email address, account ID, IP address, or other directly identifying account information. Property Reports never include Investor Profile Information or Financing Request Information.
Property Reports are public by default — they are accessible to anyone who has the unique URL associated with the report, regardless of whether You have shared the link. We may share, distribute, display, and republish Property Reports (including the custom questions and answers You submit) with third parties — including real estate agents, brokers, investors, journalists, and other industry participants — for the purposes of marketing, promoting, demonstrating, and improving the Application. Such sharing will not include Your name, email address, account ID, IP address, or other directly identifying account information.
You acknowledge and agree that anything You type into the Application, including in custom questions, may appear in publicly viewable Property Reports and may be redistributed by Us as described above. This does not apply to Investor Profile Information or Financing Request Information, which are kept private and handled only as described in the sections above. Outside of those dedicated fields, You should not submit any information You wish to keep private, including financial details about Your personal situation, health information, family circumstances, or any other sensitive personal information. We are not responsible for sensitive information You choose to submit through custom questions or other free-text inputs.
If You would like Us to take down or unpublish a specific Property Report, or to cease redistributing Your Property Reports for marketing purposes, You may submit a request in writing by emailing Us at steph@usefrontflip.com identifying the report URL or Your account. We will process such requests within a reasonable time.
The Application may collect and store certain information automatically, including, but not limited to, the type of the device you use, your device’s unique device ID, the IP address of your device, your operating system, the type of Internet browsers you use and information about the way you use the Application (“Automatically Collected Information”). We may use the Automatically Collected Information, in aggregate (not user level), to provide Us and Our affiliates, partners and third parties with Application usage statistics. We may also use this information to help Us troubleshoot any issues related to your use of the Application. We configure Our analytics and session-recording tools so that they do not capture the contents of Investor Profile fields.
We may use GPS technology (or other similar technology) to determine your current location in order to display it on the map within the Application. We do not store or share your current location with other users, Our affiliates, partners or other third parties. If you do not want Us to use your location for the purposes set forth above, you can turn off the location services for the Application from your device or browser settings.
Use of Tracking Code, Such as Cookies
Tracking Code, such as cookies, enables Us to customize and personalize your experience while using the Application, including the products and promotions that are offered to you. Essentially, a tracking code or cookie is a small amount of data that is sent to and stored on your device. We use these cookies for several purposes in connection with the operation of the Application, including, but not limited to, (i) to identify you and access the information your use of the Application has stored with Us and to notify you about products and services specific to your interests; (ii) to save your login credentials so that you do not have to re-enter them every time you use the Application; and (iii) to estimate Our user base and usage patterns, including, but not limited to, to determine the extent of repeat visits and the user activity during those visits, to provide historical information to help target promotions based on user interests and behavior, both specifically to individual users and on an aggregate basis with respect to all users. When you visit or log in to our website, cookies and similar technologies may be used by our online data partners or vendors to associate these activities with other personal information they or others have about you, including by association with your email or home address. We (or service providers on our behalf) may then send communications and marketing to these email or home addresses. You may opt out of receiving this advertising by emailing Us at steph@usefrontflip.com. Your use of the Application shall act as your consent to Our use of tracking code, such as cookies, to provide for the operation of the Application. Investor Profile Information is not used for, or shared with partners or vendors for, any of these tracking, personalization, or advertising purposes.
We make every effort to collect and use the information you provide in compliance with all applicable laws and regulations, including the California Consumer Privacy Act and the European Union’s General Data Protection Regulation. We may share your Personally Identifiable Information, Non-Personally Identifiable Information and Automatically Collected Information (“Personal Information”) with Our affiliates, partners or third parties, including in the following ways: (i) as required by law, such as to comply with a subpoena, or similar legal process; (ii) when We believe in good faith that disclosure is necessary to protect Our rights, protect your safety or the safety of others, investigate fraud, or respond to a government request; (iii) if Frontflip LLC is involved in a merger, acquisition, or sale of all or a portion of its assets, in which case you will be notified via email and/or a prominent notice on Our website of any change in ownership or uses of your Personal Information, as well as any choices you may have regarding this information; (iv) to provide Our affiliates, partners or other third-parties with Application usage statistics, in which case your Personal Information will only be shared in aggregate (not user level); (v) to provide marketing and promotional communication to you from Us based on your usage of the Application; (vi) to provide for the functionality of the Application, including, but not limited to, processing of payments; (vii) to share Property Reports with third parties as described in the “Property Reports and Sharing” section of this Privacy Policy; and/or (viii) to send Investor Profile Information, Financing Request Information, and Your contact information to homebldr when You submit a financing request, as described in the “Financing Requests and homebldr” section of this Privacy Policy.
Investor Profile Information and Financing Request Information are shared only as described in items (i), (ii), (iii), and (viii) above and with service providers acting on Our behalf; items (iv) through (vii) do not apply to them. Your use of the Application shall act as your consent to the use of the information as described in this Privacy Policy, except that sharing with homebldr occurs only upon Your affirmative submission of a financing request.
Data Storage and Handling
The Application may store and handle the Personal Information you provide on your device and/or on the cloud server(s) chosen by Us as Our data storage provider(s). In the case of Our use of a third party data storage provider, the data retention and security of your Personal Information is subject to and governed by the terms and conditions and privacy policy of said third party data storage provider. While We make every reasonable effort to ensure the third party data storage provider(s) We select use industry standard security measures for the storage and handling of data, no first or third party data storage or handling can provide for absolute data security and prevent all potential security breaches.
Data Retention
We will retain your Personal Information in full or in aggregate format, for as long as you use the Application and for an undetermined time thereafter, depending upon the factors deemed appropriate by Us. If you’d like Us to permanently delete the Personal Information that you have provided via the Application, please contact Us at steph@usefrontflip.com.
We retain Investor Profile Information while Your account is active or until You delete it, whichever comes first. You can remove it at any time by clearing the fields in Your Investor Profile or by deleting Your account, and it is then removed from Our active systems, except that We may keep records of past submissions for as long as reasonably necessary to comply with legal obligations, resolve disputes, and document Your authorization.
Security
We are concerned about safeguarding the confidentiality of your Personal Information. We provide physical, electronic, and procedural safeguards to protect information We process, store and maintain. For example, We limit access to this information to authorized employees and contractors who need to know that information in order to operate, develop or improve the Application. Investor Profile Information receives additional protections, including access limited to personnel who need it to support Your financing requests, and transmission to homebldr over encrypted connections. Please be aware that, although We make every reasonable effort to ensure that We and/or the third party data storage provider(s) We select provide industry standard security for information processed, stored, and maintained by Us or the third party data storage provider(s), no first or third party data storage or handling can provide for absolute data security and prevent all potential security breaches.
Opt-Out Rights
You can stop all collection of Personal Information by the Application by uninstalling the Application from your mobile device or ceasing its use through the browser. Furthermore, you can request permanent deletion of your Personal Information from Our archives by emailing Us at steph@usefrontflip.com. You may also request that We take down or unpublish a specific Property Report, or cease redistributing Your Property Reports for marketing purposes, by emailing Us at the same address.
You can view, edit, or delete Your Investor Profile Information at any time in Settings > Investor Profile or by emailing Us at steph@usefrontflip.com. Choosing not to provide it, or deleting it, means You cannot submit financing requests until You provide it again; the rest of the Application is unaffected.
Parts of the Application may display personally identifiable information of real estate property owners as part of the normal use of the Application, including, but not limited to, real estate property owner names and mailing addresses (“Property Owner Information”). If you’d like Us to redact, or otherwise not disclose, the Property Owner Information pertaining to you to other users of the Application, you may submit your request in writing by emailing Us at steph@usefrontflip.com, and providing the Property Owner Information you’d like Us to redact, or otherwise not disclose. We will review and process all such request(s) within a reasonable time and may or may not notify you via email when such request(s) have been processed. You may request a confirmation that your redaction or non-disclosure request has been processed by Us, by contacting Us at steph@usefrontflip.com no earlier than 15 days after your initial request was submitted.
Children
We do not use the Application to knowingly solicit information from or market to children under the age of 13. If a parent or guardian becomes aware that his or her child has provided Us with information without their consent, he or she should contact Us at steph@usefrontflip.com. We will delete such information from Our archives within a reasonable time. The Financing Features are intended only for individuals 18 years of age or older.
Your Consent
By using the Application, you are consenting to Our processing of your Personal Information as set forth in this Privacy Policy now and as amended by Us in the future. “Processing” shall mean using or touching the information in any way, including, but not limited to, collecting, transferring, storing, deleting, using, combining and disclosing such information, all of which activities will take place in the United States. If you reside outside the United States, your Personal Information will be transferred, processed and stored there under the privacy standards of the State of California, United States of America.
Changes
This Privacy Policy may be updated from time to time for any reason. We will notify you of any changes to this Privacy Policy by posting the new Privacy Policy on this page. You are advised to consult this Privacy Policy regularly for any changes, as continued use of the Application is deemed approval of all changes. If We make a material change to how We use or share Investor Profile Information, We will notify You by email or in-app notice before the change applies to information We collected earlier.
